In addition to the normal agenda items, we will vote on an amendment to our governing documents to prohibit additional rental properties in Lantern
Farms. The current rentals will be grandfathered until they are sold. The new owners cannot rent the property. Hardship cases can be considered by
the board.
The exact wording of the amendment follows:
*Amendment*
The Declaration of Restrictions and its first amendment April 24, 1994
shall be Amended by inserting in to Section 7 paragraph *“M” Rental
Restrictions*, with the following language;
“7. M. *Lease Restrictions*. All Lots within the Development are for single
family residential use and may not be used for a commercial purpose.
Accordingly, no Lot may be leased at any time to a Third Party. Any Lot
Owner engaged in leasing or subleasing activities as of the date of this
Amendment shall be allowed to continue leasing or subleasing activities
until said Lot is sold or conveyed to a Third Party. Any Lot Owner engaged
in leasing or subleasing activity must, upon the sale or conveyance of said
Lot, notify any potential buyer or person taking title that no Lot within
the HOA may be leased at any given time to a Third Party. For purposes of
this provision, "Third Party" shall be defined as any Person who is not an
Owner as defined in the Declaration.
"The prohibition against leasing to Third Parties may be reviewed and waived
by the Board of Directors (majority vote) at a Special Meeting called for that
purpose. The leasing waiver shall only be for a limited period of time
(less than 12 months) upon a showing of hardship by the Owner requesting
the leasing waiver.”

We have a few owners who have unpaid fees and dues from prior years. Per our DECLARATION OF RESTRICTIONS, Section 12, item H, *those who have unpaid fees, etc. will not be able to vote at our annual meeting.* Due to the COVID situation, the board has granted an exception to those owners who have not paid 2020 dues. Prior years’ unpaid amounts are NOT part of the exception.
You will receive a packet via the USPS with the agenda, the proxy form, and a copy of the proposed amendment.

throughout the year.
